As we move through August and begin looking toward the fall real estate season, it’s worth taking a step back to see how this summer market unfolded. June’s housing statistics provide valuable insight into the momentum that carried buyers and sellers through one of the busiest times of the year.
June proved to be an exceptional month for Lancaster County real estate. Closed sales surged to 570, an impressive 33.8% increase over May and 16.8% higher than June 2025. Home values also continued their upward climb, with the median sold price reaching $385,000, up 5.9% from May and 6.9% year-over-year. Even with more homes coming on the market, buyers remained highly motivated, and sellers received an average of 104.2% of their asking price—a strong indication that well-prepared homes were still generating multiple offers.
Markets don’t change overnight—they evolve.
Looking back, June marked the point where Lancaster County’s spring momentum transitioned into a confident summer market. Inventory continued to grow, buyers remained engaged, and sellers benefited from strong demand despite more homes becoming available.
The numbers confirmed what many of us experienced firsthand. Buyers were no longer waiting on the sidelines. They were making decisions, submitting offers, and moving into homes before the school year and fall season approached.
Understanding these trends isn’t just interesting—it’s valuable. Looking back at where the market gained momentum helps us better understand where it’s headed next.

June brought 544 new listings, giving buyers more choices than earlier in the year while maintaining a healthy pace of sales.

Homes averaged just 20 days on market, which means preparation remains essential.
